Real Estate Teams & Brokerages

Absentee and long-tenure owners. The sellers who never fill out a form.

We pull owners who've held a property for 10+ years — especially those who don't live in it — mail each one a letter with their property address and a QR code to a real valuation, and tell you who scanned.

Who gets the letter

The filter, in plain English. You sign off on it before a single letter is printed.

01 Owned 10+ years Tenure
02 Mailing address different from property address (absentee) Ownership
03 Single-family or townhome Property type
04 Above your minimum value Value
05 Not currently listed Status
06 Out-of-state owner Optional
07 Probate, tax-delinquent, or high-equity long-tenure homestead Optional

You approve the filter before anything mails. We never target by any protected characteristic.

The letter, line by line

The sample letter

"Hi [First name], you've owned [Property address] since [Year]. Homes like it in [Neighborhood] closed at $[Range] this year. Scan the code for a valuation for your property — not a zip-code average — and what you'd net after selling costs. No follow-up unless you ask. — [Agent name], [Brokerage]"

01

The salutation

Their first name, their property address. Not "Dear Homeowner." The letter is addressed to one person, at one parcel, and it reads that way from the first line.

02

The specific facts

Years owned, pulled from the deed record. Comparable closings in their actual neighborhood, not a countywide average. These are facts a form letter can't include, because a form letter doesn't know them.

03

The offer

A valuation for their property, not a zip-code average, and what they'd net after selling costs. The QR code is the only way to get it, and it's unique to this recipient.

04

The sign-off

A real agent's name and a real brokerage. No follow-up unless they ask for one — the letter makes the offer and steps back.

Why real estate

Portal leads go to everyone

Portal leads are shared, mostly buyers, and largely renters. You're paying to compete for people who aren't sellers.

Everyone's calling the same expireds

Your whole office is dialing the same expired list. The seller has already heard from six agents before you get through.

The likeliest sellers are in the record

Out of state, 12 years in, no homestead exemption. It's all in the record, and none of it shows up in a portal search.
